Moving House in Teesside, The Complete Checklist

Moving house is not one big job, it is about forty small ones, and the stress comes almost entirely from trying to remember them all at once. This is a practical week by week checklist for moving anywhere across Teesside, written around what actually goes wrong rather than what sounds thorough.

Eight Weeks Out

• Confirm your moving date, and understand how firm it is. If you are in a chain, it is not firm. Plan accordingly.
• Get removal quotes. Work out whether you need a man and van or a full removals firm. Broadly: a flat, a one or two bedroom property, or a part move suits a van. A three bedroom house on a completion day deadline suits a crew.
• Check your tenancy notice period if renting, and give notice in writing.
• Start the declutter. The earlier this starts, the better every other step goes.

Six Weeks Out

• Book the van. Month ends and Fridays go first because that is when completions cluster. If your date is a Friday at the end of a month, book now.
• Order boxes and tape. More than you think. Everyone underestimates this.
• Sort schools if children are changing them.
• Arrange time off work. Take the day after the move as well as the day itself if you possibly can.

Four Weeks Out

• Order broadband at the new address. This is the one people leave too late. It has the longest lead time of any utility and working from home without it is genuinely difficult.
• Start packing things you do not use. Books, out of season clothes, decorations, spare bedding.
• Arrange a clearance for what you are not taking. If you are using a van for disposal, check the waste carrier licence. Ours is CBDL645754. Fly tipped waste is traced back to whoever originally owned it, so this protects you.
• Register to vote at the new address.

Two Weeks Out

• Set up a Royal Mail redirection. It takes several working days to start, so doing it now rather than later matters.
• Notify the essentials: council tax at both councils, bank, employer, GP, dentist, insurers, DVLA, TV licence, and any subscriptions that post physical things.
• Confirm parking at both ends. If either address is in a permit zone or on a narrow terrace, sort this now rather than on the day.
• Confirm the van booking and the arrival window.

One Week Out

• Pack everything except daily essentials.
• Label boxes by the room they are going to, not the room they came from. This is the single most useful habit on this list and almost nobody does it.
• Take meter readings at the old property on the day you leave, and photograph them with the date visible.
• Arrange key handover in writing. Agents work office hours and will not hand keys over at seven in the evening.
• Book the end of tenancy clean if renting, for after the property is empty rather than before.

Two Days Out

• Defrost the freezer. It takes longer than you expect and it leaks.
• Dismantle beds and any furniture that needs it. Bag the fixings and tape the bag to the frame.
• Charge everything. Phones, power banks, drill.
• Confirm arrangements for children and pets. Both are much happier elsewhere on moving day, and so are you.

The Day Before

• Pack the overnight bag. Detail below, and it is the most important item here.
• Pack the essentials box. Kettle, mugs, tea, milk, toilet roll, hand soap, a knife, chargers, bin bags, a torch. This box is loaded last and unloaded first.
• Clear a path. Move anything from hallways and stairs that does not need to be there.
• Empty drawers and wardrobes if you have not already.

Moving Day

• Final meter readings, photographed
• Walk every room, including the loft, the garage and the shed, before the van leaves
• Check the garden and any outbuildings
• Photograph each empty room with the date visible, especially if renting
• Keep documents, keys, medication and valuables with you, never in the van
• Lock up and hand keys over as arranged

The Overnight Bag, Because It Saves the Worst Day

If you are moving in a chain, keys often do not arrive until early afternoon and sometimes not at all. Pack a bag with a change of clothes, toiletries, medication, chargers, and something to sleep in, for each person, and keep it in your car rather than the van.

If the day runs smoothly, you have lost nothing. If it does not, you have saved yourself a genuinely miserable evening. This is the single piece of moving advice most worth following.

What It Costs Across Teesside

The Week After

• Submit opening meter readings at the new address
• Update your driving licence and vehicle logbook
• Check the redirection is arriving
• Test smoke alarms and find the stopcock and consumer unit
