"Removals" covers a lot of ground. It might mean a full family home move, a single room, an office relocation or shifting stock between business premises. This guide explains the different kinds of removal work across Teesside, how to work out which one you actually need, and what each realistically costs.

Start Here: What Size Job Have You Actually Got?

Almost every mistake people make when booking removals comes from misjudging this one thing. Use this as a rough guide:

• One or two large items. A single van run. Nothing more complicated than that.
• A room, a studio or a one bedroom flat. Usually one van load, sometimes two if you have lived there a while. A man and van is the right tool.
• A two bedroom house. The honest answer is two loads, or one very full one. Still comfortably man and van territory, but worth booking a longer slot.
• A three bedroom house or larger. This is where a full removals firm starts to make sense, particularly if it all has to happen on completion day.

The single most useful thing you can do before getting quotes is walk each room and count the items that genuinely need two hands. That number predicts the job better than the number of bedrooms does.

Domestic and Residential Removals

This is what most people mean by removals: moving the contents of a home. Across Teesside, the most common moves we handle are flats and one to three bedroom houses within and between Middlesbrough, Stockton, Hartlepool and Darlington.

For these, a man with a van is usually the most sensible option. You get the vehicle, the driver, and someone to help load and unload, all for a fraction of what a full removal company charges. Typical costs run from £70 to £200 depending on volume and distance.

The completion day problem

If you are buying and selling on the same day, you are at the mercy of a chain you do not control. Keys often do not appear until early afternoon. Two things help enormously: book the move for later in the day than feels comfortable, and pack an overnight bag with everything you would need if the move slipped to the following morning. Kettle, chargers, medication, a change of clothes, bedding. If the day runs smoothly you have lost nothing. If it does not, you have saved yourself a genuinely miserable evening.

Commercial and Business Removals

Commercial removals cover office moves, shop fit outs, stock transfers between premises, and clearing business properties. These jobs often have different requirements: out of hours working to avoid disrupting trade, careful handling of IT equipment, and flexibility on timing.

Two things are worth planning for on any business move. First, whatever you unplug has to go back together at the other end, so photograph the back of anything with more than two cables before you disconnect it. Second, decide in advance who is responsible for the data. Filing cabinets and server kit should not travel unsupervised, and it is worth agreeing that explicitly rather than assuming.

Part Removals and Single Item Moves

Not every removal is a full move. Often people just need one room shifted, a single sofa collected, a bed delivered, or the contents of a garage moved into storage. These are some of the most common jobs we do, and they are also the ones people most often assume are too small to bother a company with. They are not. A single item job is a completely normal booking.

Storage Moves

There are several storage facilities around Teesside, and moves into and out of storage have their own quirks. Access hours are often more restricted than people expect, lifts are shared, and trolley availability varies. Confirm your access window with the facility before booking the van, not after. It is the most common cause of a wasted slot.

What Removals Cost Across Teesside

Our pricing is a £50 minimum, then £2 per mile beyond the first five miles, with the job type and volume determining where above that minimum you land. Because Teesside is compact, most local removals are dominated by the size of the job rather than the distance. Middlesbrough to Stockton is around four miles. Stockton to Yarm is around six. Even Middlesbrough to Darlington, which feels like a proper trip, is about eighteen miles and adds roughly £26 of mileage.

By contrast, going from one van load to two changes the price far more than any local journey does. If you are on the border, a genuine declutter before the move is worth real money.

What Is Included

Loading, carrying, transport and unloading, with blankets and straps to protect furniture. Everything is secured properly in the van rather than stacked and hoped for.

What is not included, and it is better to say so plainly: we are one person with a van, not a packing service. Boxes should be packed and sealed before we arrive. For anything very heavy going up stairs, a second pair of hands at your end makes a real difference to how long the job takes.

A Realistic Four Week Run Up

• Four weeks out. Book the van. Good slots at month end and on Fridays go first, because that is when most completions land.
• Three weeks out. Start the declutter. Anything you would not pay to move should not be moved. Sell it, gift it or arrange for it to be taken away.
• Two weeks out. Order broadband at the new address. It is the utility with the longest lead time and the one people forget.
• One week out. Pack everything you are not using. Label boxes by room at the destination rather than by room at the origin, which is the mistake almost everyone makes.
• Two days out. Confirm parking at both ends. Defrost the freezer.
• The day before. Pack the overnight bag. Charge everything.

Removals Versus Clearance

These get conflated, and they are legally different. A removal moves your possessions from one place to another. A clearance takes things away for disposal, and disposal is regulated. Anyone taking waste away should be a licensed waste carrier. We are, registration CBDL645754. If someone offers to take your old furniture away cheaply and cannot give you a licence number, be careful: fly tipped waste is traced back to whoever originally owned it, which means the penalty lands on you rather than on them.
