Moving to Yarm: A Local Guide (TS15)

Yarm is one of the nicest places to live in the Tees Valley and one of the fiddliest to move in. That is not a complaint, it is just what happens when a town has a conservation area, a great many listed buildings and one of the widest High Streets in England with cobbled parking down the middle of it.

This is a practical guide to moving to, from or within Yarm, written by somebody who does it regularly rather than somebody describing it from a map.

The short version

• Yarm is TS15, about five miles south of Stockton and eleven miles east of Darlington, on a meander of the River Tees.
• The High Street is the hard part. Cobbles, listed frontages, flats above shops with one narrow staircase, and no lifts anywhere.
• Yarm Bridge is the pinch point for the whole town, so timing matters more here than in most places.
• Away from the centre, the Levendale and Leven Park estates are modern and straightforward.
• Yarm Fair runs the third week of October and the High Street closes. Plan around it.

Moving on or around the High Street

Most of the character of a Yarm move comes from the centre of town. The Georgian frontages are listed, the parking bays down the middle are cobbled, and a lot of the residential property is flats above shops.

Those flats almost always mean one staircase, usually narrow, usually with a turn in it, and no lift. Everything comes down by hand. That is entirely doable, it just takes longer than the same amount of furniture in a modern semi, and anybody quoting you without knowing that is guessing.

The practical advice: start early. A High Street move at nine in the morning is a different job to the same move at midday, when the town is busy and the loading space has gone. If your property is on the High Street, say so when you ask for a price.

Why a van suits Yarm better than a lorry

This is the one place in Teesside where vehicle size genuinely changes the job. A van fits into spaces a large removals lorry cannot, waits where a lorry would block the street, and turns in the yards and wynds behind the High Street.

There is a cost angle too. A traditional removal firm prices a lorry and a crew. For a one or two bedroom move inside Yarm, or a hop over to Eaglescliffe or Ingleby Barwick, that is a lot of vehicle and a lot of people for a job measured in single miles.

Yarm Fair week

Yarm Fair takes over the High Street in the third week of October and the road closes for it. It is a genuinely old fair and a good week to be in the town, but it is a difficult week to move on the High Street itself.

If your date falls in fair week, it is not impossible, it just needs planning around the closures. Anywhere else in Yarm carries on as normal.

The estates and the villages

Plenty of Yarm is not historic at all. Levendale and Leven Park are modern housing with driveways, decent roads and a short carry to the door, which makes for quick and cheap moves. A family upsizing from one part of Yarm to another is one of the most common jobs we do here.

The villages are a different proposition again. Kirklevington is about a mile out, Low Worsall a little under two, and the lanes towards Picton, Crathorne, Hilton and Aislaby are narrow. Bigger properties, tighter approaches. Again, a van rather than anything larger.

What it costs

Our minimum charge is £50, and most one and two bedroom moves in and around Yarm land between £70 and £200. Because the town is compact, mileage is rarely what drives the price here. Access is.

A ground floor house on Levendale with a driveway and a first floor flat on the High Street can hold identical furniture and take very different amounts of time. That is the honest reason we ask about stairs and parking before quoting, rather than giving a number and revising it on the day.

Getting an accurate price

The single most useful thing you can do is send photos. "A sofa" covers everything from a two seater to a four metre corner unit, and no description closes that gap. A photo of the item, and one of the doorway or staircase it has to come through, gets you a price that will not move.

Tell us the floor, whether there is parking outside, and anything about access. None of that is us being awkward, it is what makes the difference between a fixed price and a nasty surprise.
