Shed Clearout in Yarm

Sheds accumulate. It happens slowly enough that nobody notices, and then one day the door will not open properly and there is a lawnmower somewhere behind eleven years of things that might come in useful. Clearing one out in Yarm, or anywhere across Teesside, is a satisfying job with two genuine complications: what is safe to remove, and how to get it out to the van.

Check the Roof Before You Do Anything Else

This is the most important paragraph in this guide.

If your shed or garage has a corrugated cement roof and it dates from before the 1990s, assume it contains asbestos until proven otherwise. It is extremely common on older outbuildings, and Yarm has plenty of properties old enough for it to be a live question. Undisturbed, it is not a danger. Broken up, drilled or snapped, it is.

Do not break it, do not put it in a general waste load, and do not let anyone take it away as ordinary rubbish. It requires specialist removal and separate disposal. If you are not sure what you are looking at, photograph it and get it identified before the clearance starts. We will tell you honestly if we think it needs a specialist rather than taking the job.

The Other Things That Cannot Go in a General Load

Sheds are where hazardous household items go to be forgotten. Before booking, check for:

Mower fuel, two stroke mix and petrol cans. Even empty ones are a problem.
Weedkiller, creosote, wood preserver and old paint.
Gas bottles. Patio heater and barbecue bottles are the usual culprits, and part used ones are the worst.
Car batteries.
Tyres.
Fluorescent tubes.

These need to go to a household waste recycling centre that accepts them, or back to a supplier. Set them aside in one place before the clearance so nothing gets loaded by accident.

Sort Into Four Piles, Not Three

The standard advice is keep, sell, bin. Add a fourth and the job goes much faster:

Keep. Be strict. If it has not been used in three years and is not seasonal, it is not a keeper.
Sell or give away. Tools, bikes and decent garden furniture move quickly locally, and Teesside has a very active marketplace scene. Anything worth more than about twenty pounds is worth photographing before it goes in the van.
Hazardous. The list above. Separate, and dealt with separately.
Clearance. Everything else.

Do the sorting before the van arrives rather than during. Loading is quick. Deciding is slow, and deciding with someone waiting is how people either keep everything or throw out something they wanted.

The Access Problem

Everything has to get from the back garden to the van, and in Yarm that varies enormously depending on where you are.

Properties off the High Street and around the older parts of the town often have rear access through a lane, which is usually the best route if a van can get down it. Newer estate housing generally has a side gate, which is straightforward. Some period properties have neither, and everything comes through the house, which is slower and means covering the floors.

Measure your side gate. This is the one that surprises people: a standard side gate will not pass an intact shed panel, a full sized trampoline frame, or a large workbench. Things that went into the garden before a fence was built sometimes cannot come out the same way, and dismantling is the answer rather than force.

Taking the Shed Itself Down

If the shed is going too, that is a bigger job than clearing the contents and worth booking as such.

Empty it completely first, including anything screwed to the walls.
Check the roof material, per above, before anything is disturbed.
Felt roofing comes off first and is bulky.
Panels usually unbolt from the inside. Old sheds are often more rotten than they look, so panels may not survive being moved intact.
If there is a concrete base you want removing, say so when booking. Broken concrete is heavy and is priced differently from general waste.

What It Costs

Clearances are priced on volume, because volume is what fills a van. The minimum is £50, then £2 per mile beyond the first five, with the load size determining where above that you land.

Yarm is well inside our regular patch and most local runs sit close to the minimum. Yarm to Stockton is about six miles. Yarm to Teesside International Airport is about four. Distance is rarely what decides a Yarm clearance price.

Photos are what make the quote accurate. Two or three pictures, one from the shed door showing the contents and one showing the route out to the front, are worth more than any description. Shed volume is genuinely hard to estimate in words.

Where It Goes

Always ask for a registration number, whoever you use. Fly tipped waste is traced back to whoever originally owned it, which means a cheap unlicensed clearance can result in an enforcement letter arriving at your address rather than at theirs. It is a thirty second check.
