About Our Wynyard Service
Wynyard sits about five miles north of Stockton, set within the former estate of Wynyard Hall and around 885 acres of woodland. It is made up of three separate developments, Wynyard Village, Wynyard Woods and Wynyard Park, running to roughly 800 properties between them, and it is comfortably the most expensive place to live on Teesside.
That matters practically rather than just as a fact. Wynyard houses are large, which means more furniture, more of it good, and more that genuinely needs protecting rather than just shifting. A four or five bedroom detached house holds a great deal more than the average Teesside semi, and it takes longer than people expect.
The estate is well off the A19, so we are there quickly, and the roads inside it are wide and modern. In access terms Wynyard is one of the easier places we work, right up until you reach the gate.
Gated Access, and Why to Tell Us in Advance
Parts of Wynyard Park are gated, Manorside among them, and several properties have their own gates or barriers at the end of a private drive. None of that is a problem, but it is the one thing that can waste half an hour on a moving day if nobody has thought about it.
Tell us when you book that the property is gated, and let whoever manages the gate know a van is coming. If there is a code or a fob, have it to hand. It sounds obvious, and it is still the most common reason a van sits outside an estate waiting for somebody to answer a phone.
Long Driveways and Big Houses
The other Wynyard particular is the carry. Many properties sit well back from the road behind a long private drive, so even with faultless access the distance from the van to the front door can be considerable. We would rather allow for that in the quote than discover it on the day and rush.
Wynyard Woods and the newer phases are modern housing with proper driveways and turning space, which makes them straightforward. The larger self built houses on Wynyard Park vary far more, so it is worth mentioning if yours has an awkward approach, a gravel drive or a steep entrance.
